New Office Lease

There are many different types of office space solution with a mixture of Leases and Licences. The following are a general overview:

Conventional Office Space - Contracts for this type of space will predominately be on a lease agreement, generally speaking with a 5 year minimum term. Some landlords may offer rent free periods for a longer term commitment and some may offer break clauses

A conventional lease is ideal for those companies with a structured, measurable growth pattern. Advantages include security of tenure and cost effectiveness over a longer period of time.

Serviced Office Space - Contracts are normally in the form of licenses. This gives tenants the advantages of flexibility in both contract and office space. Contract terms are normally between 1 month and 1 year.

Any company unsure of their future growth or companies needing immediate, ready to go office space will benefit from a serviced office solution. Serviced offices also offer small amounts of office space (100 SqFt +) which are hard to find with a conventional leases or managed office.

Managed Office Space - Managed Offices sit between a conventional lease and a serviced office licence. Depending on the landlord and the tenure term will determine whether a lease or licence is used as a contract. Tenure is normally between 1 and 5 years.

Companies who already have furniture, telephone systems, fixtures + fittings etc would benefit from the flexibility of a managed office. The market for managed office space tends to start from a 1000 SqFt, anything smaller than this, then a serviced office would normally be a more appropriate solution.
